Parlor Grove consists entirely of single-family residences, most of them custom-built by individual owners rather than a single production builder. Home sizes range from approximately 2,200 square feet to over 6,000 square feet, and the neighborhood includes a mix of ranch-style, two-story, and multi-level floor plans. Walkout basements are common due to the subdivision's rolling terrain, and many homes feature brick, stone, or mixed-material exteriors. Interior finishes vary widely, with some properties offering gourmet kitchens with gas cooktops, dual ovens, granite or quartz countertops, vaulted ceilings, and multiple fireplaces. The Grandview Estates section, the newest phase of Parlor Grove, includes some of the largest and most recently constructed homes in the community.
Parlor Grove is one of only three or four subdivisions in all of Northern Kentucky where the majority of lots exceed one acre. Lot sizes across the subdivision generally range from just under one acre to over two acres, providing substantial setbacks between homes and a more rural character than most Hebron neighborhoods. Several homesites along the eastern and northern edges of the subdivision sit at higher elevations that offer panoramic Ohio River valley views. The terrain is gently rolling, and many properties back up to mature wooded areas.
Parlor Grove is within the Boone County School District, the third-largest district in Kentucky. As of the date this page was last updated, assigned schools include North Pointe Elementary (875 North Bend Road, Hebron), Conner Middle School (3300 Cougar Path, Hebron), and Conner High School (3310 Cougar Path, Hebron). All three schools are located within a few miles of the subdivision. School assignments are subject to change. Parlor Grove is approximately two miles north of the I-275 interchange at KY-237 (North Bend Road), providing direct freeway access. The Cincinnati/Northern Kentucky International Airport (CVG) is roughly five minutes south via KY-237 and I-275. Downtown Cincinnati is approximately 20 minutes northeast via I-275 East to I-71/I-75 North. The subdivision entrance is off KY-237 at the second roundabout, turning onto Britt Drive. Interior streets include Brandon Drive, Jolee Drive, Kyle Drive, Frontier Drive, Hawes Drive, Westview Drive, and Grandview Drive. Shopping and dining are available along North Bend Road and nearby KY-20 (Petersburg Road), with larger retail centers in Florence approximately 10 minutes south.
Giles Conrad Park is a 43-acre Boone County park located at 7500 River Road in Hebron, within approximately two miles of Parlor Grove. Dedicated in 2004, it is Boone County's first park with an Ohio River view. The park features 1.3 miles of paved, level trail connecting riverbank overlooks and open green space. Amenities include two reservable picnic shelters with grills, a riverboat-themed children's playground, a basketball court, and fitness stations along the trail. Access is via River Road (KY-8) between Tanner Road and North Bend Road.
