Triple Crown contains four distinct ownership formats rather than a single housing type. Single-family homes make up the largest share and sit on golf course frontage, wooded lots and small lake lots. Landominium sections — Belmont Park, Keeneland Greens, Pimlico and St. Leger — pair detached homes with association-maintained grounds. Condominium buildings and patio homes round out the mix. The community's own materials place single-family homes from roughly $240,000 to over $2 million, condominiums from the $120s to $400,000, and landominiums from the $300s past $700,000, reflecting three decades of construction phases. Active MLS inventory in mid-2026 ran approximately $450,000 to $1.4 million. Buyers should confirm the exact maintenance split for any landominium or condominium section in that association's recorded declaration, because it varies between neighborhoods.
Triple Crown has been built out by a roster of preferred builders rather than a single production builder. Drees Homes and Fischer Homes account for much of the volume, including the newer Affirmed and Justify sections named after Triple Crown-winning racehorses; Fischer's Bridlegate section is sold out. The community's preferred builder list also includes Ashley Development, The B.O.L.D. Company, Cutter Construction, Justin Doyle Homes, Farmer Contracting, Frazier Homes, Gustin Construction, Sutter Homes and Tim Burks Builder (St. Leger Homes). Because sections were platted and built across different decades, architectural style, lot size and square footage vary substantially from one street to the next.
Triple Crown Country Club at 1 Triple Crown Boulevard is a private, members-only club, and membership is neither included with nor required for the purchase of a home or condominium. The 18-hole course was designed by architect Gene Bates and opened in 1990, playing to a par of 72 across roughly 7,108 yards; PGA Tour winner and Kentucky Open champion Steve Flesch has led modifications since. The course has hosted the Kentucky Open. Club facilities include a clubhouse with dining and banquet space, a swimming pool, tennis and pickleball courts, a driving range and a short-game practice area. Triple Crown Boulevard runs through the middle of the course, which is why many listings here describe golf course frontage.
Several amenities in Triple Crown are open to residents without a club membership. Winners Circle Park at 866 Man O War Boulevard is the community park, with playground equipment, a sandbox, a covered shelter with restrooms and parking; the HOA takes shelter reservations online. A second recreation area at 910 Whirlaway Drive adds a basketball court and tennis court, and Derby Park sits near the Whirlaway section. Walking trails run through the community and connect neighborhoods, lakes and green space. These parks are posted for residents and their guests. The HOA also publishes a community magazine, Stroll Triple Crown.
Triple Crown is served by Boone County Schools. As of the date this page was last updated, assigned schools include Larry A. Ryle High School (10379 US 42, Union) and Gray Middle School (10400 Old US Highway 42, Union). Elementary assignment is not uniform across the community — the developer's own materials list both Shirley Mann Elementary and New Haven Elementary School (10854 US 42, Union), so the assigned elementary depends on which section an address sits in. Buyers should verify current assignments directly with Boone County Schools before making any purchasing decisions based on school information.

Triple Crown uses a layered association structure rather than a single HOA. A master association covers the community as a whole, and individual neighborhoods within it carry their own sub-associations with their own dues and rules — which is why the annual assessment on two Triple Crown homes a mile apart can differ significantly. Towne Properties manages the community association, with resident portal, documents, financials and assessment payments at triplecrownhoa.net; exterior changes go through a written improvement application. Some sub-associations carry additional restrictions — The Promenade at Triple Crown, for example, is a no-rental community. Ask for the specific declaration, current dues figure and any rental or leasing restriction for the exact section before writing an offer.
Retail near Triple Crown is concentrated on two corridors. Richwood Road at the I-75 interchange is the closest, and a 71,176-square-foot shopping center has been planned at 450 Richwood Road near the community entrance. The US 42 corridor through Union carries the community's grocery and everyday services, including Union Promenade — a 62-acre mixed-use development of retail, restaurants, office and residential between US 42 and Old Union Road, built by a joint venture of the Meierjohan Building Group and the Thomas J. Ackermann Company. Note that Union Promenade is a separate project from The Promenade at Triple Crown, a residential neighborhood inside the community. Florence Mall and the Houston Road retail corridor are about 12 minutes north.
